What this means for owners

Merced’s retail market did not surge this quarter. It firmed. Ten tracked trades cleared at a median $189 per square foot — up 3.5% over the year — while cap rates eased to 7.35%, still a healthy premium to the Central Valley average.

Grocery-anchored and single-tenant NNN product drew the deepest buyer pools, and the county’s yield premium kept pulling 1031 capital out of the Bay Area. For owners weighing a transition — for tax, estate, or generational reasons — this is a constructive window to begin the conversation.

The numbers describe a market that has found its footing, not one that has run away from itself. We are at your service.
